How To Get The Best Price When Building A Custom Home


For most people building your custom come can be a dream come true. Seeing your aspirations and inspirations take shape is a once in a lifetime experience. But if you don’t take the time to research and plan you may end up with a home way out of your budget. Or worse, a home that is never completed.

Here are a few tips to keep you on-track to stay on-budget:


Ask Around

Almost 20% of all homes are custom-built. So, chances are one of your friends, family, or acquaintances has some experience designing and building a custom home. Ask about their experience, their budget, and if they wish they had done anything differently. While you’re asking, ask if they would recommend the builder they used or if you should avoid them.


Carefully Select Your Builder

Picking the right builder is probably the most important decision you will make when building a custom home. Take your time and find a builder that is transparent, honest, and has a good reputation. Take the time to meet their team and ask questions about their subcontractors and skilled tradespeople they work with. A quality builder will not rush you, so if you feel pressured it’s probably best to keep shopping around.


Be Detailed

Spell out very specifically your budget and scope of work. The more specific: the better. When you’re building a home from the ground up there are countless decisions to be made; from your choice of flooring and fixtures, to wall socket covers. Knowing the small details upfront will save you money and time from making decisions on the fly. You also want to fully understand the scope of work of the builder. Are you allowing for an allowance for fixtures or can you purchase them on your own? What vendors does your builder work with and what kind of discount can they offer?


Be Available

Throughout the process your builder will need to communicate with you. They may need to keep you up-to-date on progress or clarify your wishes. There’s no need for you to visit the job site every day. Afterall, that’s what you’re paying the builder for.


Expect The Unexpected

Weather delays do happen; especially in Texas. And sometimes material costs fluctuate, and fixtures and flooring go out of stock. For these reasons, Ilcor Builders adds a contingency cushion to the budget and timeframe. If your builder has not included a cushion of about 15%, you should expect it to be added before your home is completed.
