We understand that embarking on a new construction project or major remodel can be overwhelming, especially if you’ve never done it Before. Understanding the process and knowing What to expect is vital to the success of your project. We take on our client’s projects as our own; we work, communicate, coordinate, and walk through the entire process with you, from the Dream stage to the final walkthrough and beyond.


Here’s What You can Expect when you Choose to Build with ILCOR Builders



Introduction: Let’s get to know each other. In our initial meeting, you will bring a preliminary drawing from an Architect or Designer or simply a sketch of your idea. We meet with a Preferred Architect or Designer. While it’s not required, we would love to be part of the pre-design process to help guide and assist you in the most efficient ways to realize your vision. This meeting is a collaborative effort where we listen to your ideas and provide expertise to bring your vision to life. 

Site Acquisition: We understand that finding, evaluating, and acquiring the perfect site for your new project can be a daunting task. That's why we're here to help. It's a competitive market, so knowledge and speed are critical. Through a collaborative process between the architects, construction managers, and  clients, we develop a design that fits your goals and budget. Licensed Commercial and Residential Services are available, and we'll share available options and solutions to ensure you find the perfect site for your project.

Bidding: Once an architect or designer draws preliminary construction documents, we assemble a bid proposal, putting actual numbers for your project. We Do not rely on "One Size Fits All" square-foot pricing for our projects.  Our itemized bids allow you to understand precisely how we arrived at our total cost and make it easier to find areas for Savings when Necessary. Next, We meet with subcontractors and Engineers for accurate pricing. Once the design and budget have been finalized and approved, we will go to Contract. Now, we're ready to submit permits to start construction.

Construction: Your project begins with permitting, ordering materials, and scheduling construction and services. We use Buildertrend software and maintain close communication throughout the construction phase of your project. We update Buildertrend in real-time to provide you with cost records and construction status regularly to keep you informed and your project on budget.

Project Closeout: Once the construction is complete, we will do a walkthrough with you and create a punch list. Once the punch list is completed and we've done the final walkthrough, we will present you with your warranty book, and your year's warranty begins. Now that you've made your dream a reality, you can move in and enjoy your Custom Home, School, or Commercial Property for many years to come.
